

Job Summary
Overseeing the transfer of property ownership from the developer to the buyers. This position requires strong knowledge of real estate regulations, and transfer processes. Need to collaborates with various stakeholders, including buyers, legal teams, construction team, unit transfer, and internal departments, to ensure a smooth customer services and legally compliant transfer of property.
Ensure customer service is provided in accordance with company policies across all departments, including managing data and documentation in an orderly and accurate manner, as specified by the Customer Relations department. Additionally, coordinate with internal and external stakeholders to ensure smooth and efficient workflow and operations.
Key Responsibilities
Driving Transfer Revenue & Transfer Process Management:
• Manage overall strategy for transfer plan to reach overall transfer revenue target
• Manage and oversee the entire property transfer process, ensuring compliance with legal requirements, company policies, and timelines. Coordinate with internal teams, such as sales, legal, finance, and construction, to obtain necessary documentation and information for property transfers.
• Establish the best customer experience for customer service to make sure that our customers will get the service excellence
• Develop SOP for customer service and eliminate wasteful practices or unnecessary process to improve customer service efficiency
Contract and Documentation Review:
• Review sales contracts, agreements, and other legal documents related to property transfers. Ensure accuracy, completeness, and adherence to legal and regulatory standards. Collaborate with legal teams to resolve any discrepancies or issues.
• Ensure the accuracy of Annex II (Unit Layout), Annex III (Specification), Annex IV (Furniture Package), Annex V (Bank Information).
Clients/ Buyers Communication and Support:
• Serve as the primary point of contact for buyers throughout the transfer process. Provide regular updates, address inquiries, and assist buyers in understanding the transfer procedures, loan/ bank support & documents, timelines, and documentation requirements.
Escrow and Financial Management:
• Collaborate with the finance team to manage the financial aspects of property transfers, including collection and verification of payments, management of escrow accounts, and coordination with banks or financial institutions for mortgage releases or financing arrangements
Quality Assurance:
• Implement quality control measures to ensure accuracy, completeness, and efficiency in the property transfer process. Conduct regular house/ room inspects and reviews to identify and resolve any operational gaps or areas for improvement.
Team Leadership and Collaboration:
• Supervise and provide guidance to a team of CS/ transfer officers/ coordinators or assistants, if applicable. Foster a collaborative and efficient working environment, promoting effective communication, knowledge sharing, and adherence to departmental goals and objectives.
Stakeholder Management:
• Build and maintain effective relationships with internal stakeholders, including sales teams, legal departments, finance & accounting teams, construction teams, RTM unit transfer and QC team.
• Work closely with PS in order to take care customers after booking & contract process
• Work closely with contraction team and QC team in order to manage and monitor rooms/ house completion with no major defects
Industry Knowledge and Professional Development:
• Stay updated on industry trends, real estate regulations, and best practices related to property transfers. Attend training programs, seminars, or workshops to enhance knowledge and skills in real estate transfer processes.
Qualifications
• Fluent in Thai and English, excellent communication skill in writing and speaking • Good interpersonal skills and having ability to manage multiple and parallel projects • Ability to work independently and under deadline pressure on several projects simultaneously • Extensive experience in real estate transfer management, preferably in a senior or managerial role within a real estate development company • In-depth knowledge of real estate laws, regulations, and property transfer processes • Strong understanding of contract review, title investigation, and escrow management. • Ability to work under pressure and meet tight deadlines. • Bachelor's degree in Real Estate, Business Administration, or a related field. Advanced degree or relevant certifications are advantageous. • 7 – 10 years’ experience for customer/transfer services (real estate business is advantage)
